

Closing Date with Buyer Extension
Revised Closing Date assuming 15-day extension option is exercised.

Seller Second Extension Notice
Seller has the option to exercise a second 30-day extension to Closing, by written notice provided at least 10 days to Buyer.

Closing Date with Sellers First Extension
Revised Closing Date assuming first 30-day extension option is exercised.

Closing Date with Sellers Second Extension
Revised Closing Date assuming second 30-day extension option is exercised.

Seller First Extension Notice
Seller has the option to exercise first 30-day extension to Closing, by written notice provided at least 10 days to Buyer.

Buyer Extension Notice
Buyer has the option to exercise one 15-day extension to Closing, provided at least 10 days written notice to Seller and provided that Buyer deposits an additional $50,000 non-refundable earnest money to escrow for a total of $150,000 earnest money non-refundable.

Financing Conditions
Buyer to waive Financing Condition within 60 days of the Execution Date. Upon waiver the $100,000 earnest money deposit shall be deemed non-refundable.

General Conditions
General contingencies will be waived within 21 days of the execution date.

Title Contingency - Seller
Within 3 days after receiving written notice from Buyer, Seller shall give Buyer written notice or whether they are willing and able to remove the objected-to concerns.

Title Contingency - Buyer
After receiving the Title report and any documents containing previously unknown material information, the Buyer has 5 days to provide the Seller with written notice of any concerns.

Seller Documents
Seller's documents to be delivered within 7 days from the execution date.

Title Report
Within 5 day after the effective date, seller or seller's agent will order from the title insurance company selected in Section 1.2.1.C, a preliminary title report and copies of or full links to all documents of record for the property

Earnest Money
Buyer to deposit $100,000 earnest money to escrow within 3 business days after the execution date.


Effective Date/Execution Date
Escrow to be opened within 3 days after the execution date.
